How MNT Manages Your Strata

Most strata management companies assign one manager to your building. When that person leaves, changes roles, or is away, the council loses the one who knew its history — and the handover is rarely complete.

MNT works differently. You have a primary contact who knows your building and attends your meetings. What changes is what sits behind them.

Correspondence, financial records, building history, contractor relationships, decisions and outstanding matters are held in MNT's systems. The management relationship belongs to MNT as an organization, not to the inbox, memory or working style of any one individual.

Organizational continuity. Building knowledge stays with MNT when responsibilities change or someone is unavailable. Another team member can review the history, see the current status, and continue the work.

Centralized workflow. We record and track requests, decisions and outstanding matters in a shared system, so the whole management team has visibility on your building.

Continuity through council changes. Our records preserve the background and reasoning behind previous decisions, budgets and contracts. An incoming council starts with the history rather than from nothing.

Shared accountability with senior oversight. Administrative, financial and property-management functions are handled by the appropriate members of the team, and matters are treated as company responsibilities rather than one employee's personal task list. Senior review is built into the process, not dependent on who is assigned.

Our Mission

A strata council is a group of volunteers, accountable to their owners for decisions that commit substantial sums of money and shape the building for years. Our work exists to make that responsibility manageable.

In practice that means financial records that reconcile, obligations under the Strata Property Act met on time, a building history that survives council turnover, and the analysis a decision requires delivered before the vote rather than after it.

We judge ourselves on two questions: can a council explain and defend a decision a year after making it, and can an incoming council take over without starting from nothing?

What Your Council Receives

Many strata managers act as a relay. A quote arrives, it gets forwarded to council, and the council is left to evaluate it alone — often without the background to judge whether the scope is right, the price is reasonable, or the work is necessary.

That is not the service we provide.

We analyze before we forward. When a quote, a bylaw question, or a building issue comes to us, we review it first. Council receives our assessment of what the issue is, what the options are, and what we recommend — with the reasoning behind it.

We stand behind our recommendations. We tell council what we think should be done and why. If council decides differently, we carry out that decision fully. But council will never be left to guess what we would have advised.

We prepare council to decide, not just to approve. Comparative quotes, cost implications, timing, and the consequences of deferral are set out before the meeting, so council decisions are made on information rather than on the spot.

The Owner's Portal

Most strata questions are really document questions. What do the bylaws say about rentals? When was the roof last assessed? What is the deductible if a pipe fails? At many firms the answer is an email to the manager and a wait of several days.

Every strata corporation we manage has a secure online portal. It is the records system described above, opened up to the people who own the building.

Documents, without having to ask. Bylaws and rules, financial statements, meeting minutes and agendas, the strata plan, the depreciation report, insurance appraisals and summaries — filed by category and available at any hour.

A private area for council. Council members can be given a separate restricted section for material that is not circulated to all owners.

Amenity bookings without the back-and-forth. Owners request the guest suite, party room, BBQ area or moving elevator directly. Double-bookings are caught automatically, and every confirmation is recorded.

Insurance in terms owners can use. Current deductibles are set out year by year, and where the strata's figures are on file, an earthquake calculator shows an owner what their own unit's share would be.

Access that matches the household. Up to four separate logins per unit, so co-owners each have their own. Tenants can be given a limited account — calendar and amenities only, with no access to financial records.

The community calendar, council notices, owner statements and current contact details sit alongside. For council, the practical effect is fewer repeat inquiries routed through the manager, and a durable record of what was published and when.

Strata

Strata Property Management

MNT Realty Inc. manages strata corporations throughout Metro Vancouver, including Vancouver, West Vancouver, North Vancouver, Burnaby, Richmond, New Westminster, Coquitlam, Surrey, Delta, Langley, and Abbotsford.

Types of strata corporations we manage:

  • Townhouse and rowhouse complexes
  • Low-rise apartment buildings
  • High-rise condominium towers
  • Bare land strata corporations

Strata Management — Common Questions

Do you manage small townhouse strata complexes?
Yes. Smaller strata corporations receive the same service standard as our largest buildings, including full financial reporting and Owner's Portal access for every resident.
Which areas do you serve?
Metro Vancouver, including Vancouver, West Vancouver, North Vancouver, Burnaby, Richmond, New Westminster, Coquitlam, Surrey, Delta, Langley, and Abbotsford.
What happens if our strata manager is away or leaves?
Your strata corporation is managed by a team rather than by one individual. Records, correspondence and building history are held centrally and documented, so another team member can pick up any file without a gap in service. Your building's history does not leave when a staff member does.
Can you help us switch from our current management company?
Yes. We handle transitions from self-managed strata corporations and from outgoing brokerages, including records transfer, trust account setup, review of existing contracts and insurance, verification of receivables, and preparation of the first AGM after onboarding.
Is MNT Realty Inc. licensed?
Yes. MNT Realty Inc. is a licensed strata management brokerage regulated by the BC Financial Services Authority. Our licence status can be confirmed on the BCFSA public register.
How do I get a strata management proposal?
Use the Request a Proposal form on this site, call 604.670.7656, or email info@mntrealty.ca. We will provide a written proposal specific to your strata corporation.

    🚨 Critical Alert Channel

Fires a synthetic critical alert end-to-end through the full pipeline: critical_alerts rate-limit table → email to support@mntrealty.ca → Pushover push. Each click uses a unique timestamped subject so it doesn't consume the 5/hr or 1/hr budget reserved for real errors. Dispatch is deferred via fastcgi_finish_request — the server response returns instantly while the email + push fire in the background (~10 s).

    🔍 Email Duplicate Scan

Scans the owners table across all stratas for emails that route to the SAME inbox via Gmail's dot/+ normalization (e.g. john.smith@gmail.com and johnsmith@gmail.com both go to John). Use this to find DB duplicates that could cause one mailbox to receive multiple broadcast copies. You can also search for a specific email to locate every row it appears in (across all 4 email slots: primary, secondary, tertiary, quaternary).
